What’s happening in Hobart?

The proposed Amazon development is made up of two separate projects that together form the 26-building campus described in the pending state air application.

6 buildings

Hobart Data Center Campus

Applicant: Hobart Owner LLC

This is the six-building data center portion of the proposed campus.

20 buildings

Hobart Tech Park

Applicant: TuHaus LLC

The submitted Phase 1 materials included building plans for 9 buildings. The remaining 11 buildings were identified as Phase 2, but no building plans for those 11 were presented before the entire 20-building Tech Park was approved.

Why Hobart Residents FIRST is involved

We are a resident-led, nonpartisan group advocating for Fair, Informed, Responsible, Safe and Transparent development. We are not anti-technology or anti-development. We believe projects of this size require complete plans, independent review, meaningful public participation and enforceable protections for nearby residents.

Resident-led from the beginning

This started with neighbors.

Behind every filing, map and public-record request are Hobart residents protecting their homes, families and community. We came together because decisions of this scale should never happen without the people who will live with the consequences.

“Credible information matters—but so do the people whose lives are affected.”

Why the location matters

A massive industrial campus beside neighborhoods and natural areas

The proposed footprint sits near homes, waterways, wetlands and protected natural areas. Scale and proximity are why residents continue asking for complete plans, independent health and environmental review, and enforceable protections.

This resident-created context map uses publicly available GIS information and shows an approximate project footprint and one-mile area. Consult current official filings and surveys for controlling boundaries.

The central accountability question

Hobart approved a 20-building Tech Park while the engineered plans available for public review covered only 9 of those buildings. The state filing now presents the complete 26-building campus. When did local officials receive the full configuration, and what review will occur for the remaining 11 Tech Park buildings?

Our priorities

What residents are asking for

Before residents are asked to accept the risks, the protections should be independently verified, legally enforceable and publicly accountable.

Independent evidence

Complete health, environmental, fiscal and property-value analysis—not assumptions or “trust us” promises.

Enforceable protections

A comprehensive data center ordinance with measurable standards, monitoring, remedies and a decommissioning plan.

Resident oversight

A permanent advisory committee, transparent reporting and a meaningful public role in decisions and enforcement.

Mass grading is active. The IDEM air application is under review and the requested synthetic-minor/FESOP permit has not been issued. Applications describe what is requested; final permit terms may differ.
